STAGE 01
Week 1
Brief & site
We walk the plot or apartment, survey it and listen. A written brief and budget in AED or SAR within 7 days.
Site survey, family interviews, budget framework and a written brief with programme of spaces.
STAGE 02
Weeks 2–5
Concept
Massing models, sketches and a material story. Explore it live in the Room Architect with us.
Three massing options, a concept model you can explore in the Room Architect, and a material story board.
STAGE 03
Weeks 6–12
Design development
Full 3D model, structure, MEP coordination and every finish specified and sampled.
Structure, MEP and facade coordination. Every finish sampled and signed off in our materials library.
STAGE 04
Weeks 12–20
Permits & tender
Dubai Municipality, Trakhees or Balady submissions, then a priced tender with vetted contractors.
Authority drawings submitted and followed through, then a priced tender with three vetted contractors.
STAGE 05
Months 6–30
Build & handover
Weekly site reports, photo logs and a final snag list closed before you receive the keys.
Weekly site visits and photo reports, monthly cost reports, final snag list and a 12-month aftercare visit.
